This Session will discuss the current state of New Jersey’s Industrial, Market. Mr. Nestico will discuss trends and expectations that are pertinent to real estate professionals and necessary to estimate market values in the current economic environment. This presentation will focus on the forces driving real estate valued, including supply and demand trends, pricing and CAP rates. Development activity and trends impacting values within the “The Meadowlands” and the NY/NJ Metropolitan region will also be examined.

Scott Branco
This Session will compare and contrast appraising for financing and appraising for condemnation and will illustrate methods used to appraise partial interest takings. Mr. Branco will explore the skills needed and typical issues and concerns relevant to appraising for condemnation.
3:30 pm – 4:30 pm Affordable Housing
Dave Carlon
This session will discuss types of affordable housing: Public Housing, Section 8, Low Income Housing Tax Credit and Portable Vouchers. Preservation of housing and new housing construction/creation of new units will also be discussed.
