Business Practice & Ethics @ The Hermitage

This important course provides information about standards and ethics requirements for valuers in general and, more specifically, for valuers who belong to the Appraisal Institute. Through discussion questions and examples, you’ll identify behavior and actions that illustrate violations of the Code of Professional Ethics, and you’ll learn how referrals can be made. You’ll get an introduction to the Appraisal Institute Guide Notes to the Standards of Professional Practice and see how the Guide Notes can be used to resolve everyday appraisal practice problems. Finally, you’ll learn about common errors in appraisal reports and review reports, and they respond to questions about challenges that arise in appraisal practice such as requests for updates and requests to change or add intended users.

The content emphasizes:

  • Business practices issues, such as how to respond to seemingly unreasonable requests, how to address client pressure, and how to approach a complex assignment
  • Which standards apply to Appraisal Institute Designated Members, Candidates for Designation, Practicing Affiliates, and Affiliates, and when they apply
  • The key principles of the Standards of Valuation Practice
  • How to identify and avoid behavior that violates the Standards of Valuation Practice
  • The correct way to use the Appraisal Institute designations, emblems, and logo
  • Understanding of the Appraisal Institute enforcement process

Dennis A. Webb, MAI, ASA, FRICS, is a business and real estate appraiser, former syndicator and engineer. Webb is the principal of Primus Valuations ® a specialty valuation and litigation consulting firm with offices in Los Angeles and Denver. His practice is focused on the business of holding and operating real estate, allocating value to special-use real estate, and business valuation. His passion is bringing understanding, insight and technology to bear on valuation of hard-to-value asset interests. His mission has resulted in numerous articles and presentations for valuation professionals, lawyers and property owners. His most recent work is the definitive “Valuing Fractional Interests in Real Estate 2.0,” a complete upgrade of the valuation process for LLC, LP and common tenancy interests. He has also developed the online “PrimusPVX, your Partner Value Expert,” the first-of-its-kind fractional interest valuation application. A native of Los Angeles, Dennis now lives in Denver, Colorado, and enjoys writing, hiking, traveling and dancing Argentine Tango (not necessarily in that order).

Mr. Hughes is a university professor and dean emeritus of the Edward J. Bloustein School of Planning and Public Policy at Rutgers University. Mr. Hughes will discuss the state of the economy and outlook for 2024 and beyond. This session will discuss critical issues for the regional economy and how those issues may affect real estate valuations.

Keeping Your Cash Flow Modeling Above Par: DCF Modeling @ TopGolf @ Top Golf

This 2-hour seminar will delve into discounted cash flow modeling and its relevance in real estate appraisal.  The course will be instructed by the Head of Customer Success at Rockport Val, who will guide attendees through Rockport Val’s innovative cash flow software.  The course will specifically discuss how to address basic discounted mode navigation, fixed vs. variable income and expense considerations, different rent roll/lease structures, rollover leasing assumptions, growth assumptions, and considerations with adjusting the NOI to consider the DCF vs. direct capitalization approaches to value.  The course will also discuss different ways to report cash flow models and how readers can interpret it.  The course will include a case study to bring all covered aspects together in a live valuation scenario.

A VAL Certification will be presented to all participants who successfully complete the course training, along with a complimentary VAL trial license.  Participants will be required to bring their own laptop.

Topic: In April 2015, the NJ State Appraisal Board passed a regulation that requires all licensees take a mandatory 2-hour course starting in the 2016-2017 cycle. This course is part of the 28-hour requirement for continuing education every two years and it provides clarity around the Real Estate Appraisers Act passed in 1991.

  • Provide general information about the law and regulations
  • Provide some information about licensing on a national and local level
  • Understand how NJ State Appraisal Board works
  • Explore misunderstood areas of Laws and Regulations
  • Discuss commonly found errors and issues (appraisals)
  • Provide reference sources and information for licensees

 

Virtual Meeting Participation Guidelines: Students must have webcam/iphone/ipad/smartphone capability to participate and receive continuing education credit.
